The FHA Vs. Conventional Loan: Which Is Right For You?

Buying a house is exciting, but it can be challenging for new buyers to figure out what type of mortgage is right for them. When it’s time to choose, most home buyers will look into both FHA and conventional loans to determine which one is right for their needs. These are both mortgages that can help buyers purchase a home, but they are very different, and one might be better than the other depending on the buyer.

What is an FHA Loan?

An FHA loan is one that is backed by the Federal Housing Administration, and it is designed to make it easier for potential buyers to purchase a home. These loans are government-backed, so they tend to have more lenient requirements. This means that buyers have a better chance of getting an FHA loan even if they have a lower credit score or a lower amount of money to use as a down payment. It is important to note that mortgage insurance is required with FHA loans because of the reduced requirements, as this can add a small amount to the overall cost.

What is a Conventional Loan?

A conventional loan isn’t backed by the government, so lenders are more stringent with their requirements. Though it is often possible to use a smaller down payment, it is possible that the lender will require private mortgage insurance until some of the mortgage is paid off. Conventional mortgages can allow buyers to purchase a more expensive home, as long as the buyer qualifies for that amount, and they can be more flexible with repayment options.

Difference in Requirements

There are a few differences between FHA loans and conventional loans. The biggest one, for most buyers, is the down payment required. An FHA loan only requires a 3.5% down payment, unless the buyer has a credit score of below 580, in which the down payment may be increased to 10%. Buyers are able to get an FHA loan with a lower credit score compared to a conventional loan. The loan limit is often higher for a conventional loan compared to FHA loans which means that buyers can purchase a larger house with a conventional loan compared to an FHA loan.

How to Choose

It is important for buyers to consider their financial situation, credit score, and more to determine which type of loan is right for them. If a buyer has a lower credit score, they may want to apply for an FHA loan to have a better chance of being approved. Those who don’t have as much saved for a down payment may prefer an FHA loan. However, those who want to purchase a more expensive house that is above the loan limits for an FHA loan may need to consider a conventional loan to have enough buying power.

If you’re ready to buy a home and want to be pre-approved for a mortgage, it’s important to determine which type is better for you. This is going to vary from person to person, so there is no one right answer. Take a look at the requirements and other details for both the FHA loans and conventional loans to see which one is going to make more financial sense for your situation. Work with a lender if you aren’t sure which option is the best one to use.
