The Suite Life of Zack & Cody follows 12-year-old twins Zack and Cody Martin, who live at the upscale Tipton Hotel in Boston. Their mother, Carey, works there as a lounge singer. The hotel becomes their playground—and often the setting for their mischief.
The twins constantly find themselves in trouble, whether at home, at school, or in the hotel lobby. They’re often at odds with Mr. Moseby, the uptight hotel manager, who tries to keep order. Other main characters include Maddie Fitzpatrick, the smart and hardworking candy counter girl, and London Tipton, the wealthy but clueless daughter of the hotel’s owner.
In addition to the hotel, the show features other recurring locations. Zack and Cody attend Cheevers High School, while Maddie and London go to Our Lady of Perpetual Sorrow, an elite Catholic school.
By Season 3, the setting expands. Zack and Cody start working at the Paul Revere Mini Mart, while Maddie takes a summer job at Camp Heaven on Earth. No matter where they are, the twins always seem to land in trouble—and find clever (or chaotic) ways to get out of it.

Cody is the smarter and more thoughtful twin. He earns straight A’s in school and often acts as the voice of reason. While he’s more polite and sensitive than his brother, he still goes along with Zack’s wild plans—even when he knows better.

Zack is the outgoing, impulsive twin. He usually wears skater-style and baggy camo clothing. Compared to Cody, Zack is more interested in fun than school and often gets into trouble.
London Tipton (Brenda Song)
London is the spoiled daughter of Wilfred Tipton, the hotel’s owner. She lives in a luxurious private suite at the Tipton Hotel in Boston. Obsessed with fashion and fame, she only wears designer clothes and stars in her own web series, Yay Me!
Maddie Fitzpatrick (Ashley Tisdale)
Maddie works at the hotel’s candy counter and is London’s best friend. She comes from a working-class family and is smart, hardworking, and independent. Unlike London, Maddie is grounded and often serves as the show’s moral compass.
Marion Moseby (Phill Lewis)
Mr. Moseby is the uptight and proper manager of the Tipton Hotel. He speaks with a refined vocabulary and is often flustered by the chaos caused by Zack and Cody. Although strict, he deeply cares for the staff—especially London, whom he sees as a daughter.
Carey Martin (Kim Rhodes)
Carey is Zack and Cody’s mother. She performs as a lounge singer at the hotel and raises her sons as a single parent. Before moving to the Tipton, Carey and the twins lived in several cities. She and her husband, Kurt Martin, separated after the boys were born.

Production
The Suite Life of Zack & Cody premiered in March 2005. The show starred Dylan and Cole Sprouse, Brenda Song, Ashley Tisdale, Phill Lewis, and Kim Rhodes. Gary Marsh, president of Disney Channels Worldwide, described the cast as a true ensemble.
The series was filmed in front of a live studio audience in Hollywood. It was produced by It’s a Laugh Productions, the company founded by creators Danny Kallis and Jim Geoghan.
During the first season, Disney ordered five additional episodes, bringing the total to 26.
After reaching the 65-episode mark, the show was renewed for a third season in November 2006. Production for the new season was scheduled to resume in January 2007.
