2022 Property Market Predictions

One of the few silver linings to come from the whirlwind of the pandemic has been the rise of the property market.

As these figures are still said to be firmly increasing, there’s no better time to consider letting a property out, or alternatively, deciding to sell your home to and releasing the equity.

With so much information at our fingertips, it can be a minefield navigating our way through it all. That’s why we’ve put together a quick summary of what we know about the 2022 property market so far.

Why is the property market booming?

The recent government report of the UK House Price Index revealed that property prices in 2021 soared by a whopping 10.2%, deeming the average property in the UK a value of £268,349. This was aided by a combination of things; the stamp duty cut, the government backing 95% mortgages, and low interest rates.

Is now a good time to sell your property?

It’s always a good time to sell when house prices are on the rise, as you can often get significantly more equity out of your home than what you originally put in. If you’re interested to know what the current value of your house is, contact a few local estate agents to arrange an evaluation viewing. Here, you can show selected property professionals around your home, and they can make an informed estimation on the value of your house in today’s market. Remember, if you’re not happy with the figure they give you – you don’t have to sell! It’s usually just a good indication of how much your property price may have increased since purchasing.

Preparing your home for market

There are lots of tips and tricks for getting your home ready to sell. Here are just a few ideas to get you started:

Declutter – While it’s fine for your home to look lived in, no potential buyer wants to be greeted by clutter when they attend a viewing of your home. Be sure to have a good clear up, removing any clutter from sight.

Hire a property photographer – Houses are notoriously difficult to photograph, that’s why selecting a professional who specialises in property photography is a must if you want to give your home the best possible chance of selling. The better the quality of your home photos for your advertisement, the more bookings you’ll receive for viewings with potential buyers.

Give your home a deep clean – Giving your home a thorough clean from top to bottom will leave it sparkling ahead of viewings! Homes which look (and even smell!) freshly cleaned, create lasting impressions on potential buyers.
